Elliot & Company has been acquiring, improving, and managing properties in the South Buffalo area. And now we are excited to be announcing our first large-scale apartment development project. Church House on Seneca will feature 15 new apartment units of varying sizes, from studios to 3-bedrooms. Only a few minutes from Cazenovia Park, Shea’s Seneca, Mercy Hospital, and public transportation, the apartment community will experience the best of what South Buffalo has to offer. Many of those on the project management team live and work in the South Buffalo area, and therefore care deeply about the community and neighborhood. Recently, we have seen a renaissance for South Buffalo area in general and Seneca Street in particular. New restaurants, entertainment venues, and businesses popping up along Seneca Street continue to make the area a wonderful place to live. We want to be a part of this positive trend. We also recognize the potential impact of rental applicants who do not share our commitment to the community. As a result, we have implemented a robust resident screening process to ensure that our future renters make great neighbors.
Phase 1 of the Church House on Seneca project includes only the development of 15 apartment units in the back part of the building. Phase 2 of the project will include the re-development of the front part of the building which contains the formal church sanctuary and full-size gymnasium. Once Phase 2 is completed, we intend to partner with a local non-profit organization to make use of the sanctuary and gym for the good of the local community.
Each apartment unit will be unique and will feature differing amenities. All residents will also enjoy, off-street parking, bike parking, secure package and mail delivery room, exclusive entry to the building, elevator, wheelchair lift, year-round landscaping and snow removal, all new mechanical systems (including central AC, furnaces, hot water tanks, plumbing, electrical, etc.), and security and fire safety systems.
No, there were not variances or exceptions to get the project approved. The physical structure of the building itself is beautiful and in good condition, so do not intend to change it. Instead, we are obtaining appropriate permits from the city to begin work on the inside of the building only.
We estimate the project will take between 12 to 18 months to complete. We plan to begin leasing efforts in the Spring of 2026.
The construction hours for the project are 9am until 5pm every weekday. Because most of the work will be conducted inside the building, the noise of construction will be negligible to the immediately surrounding properties. We are also committed to maintaining a clean and safe working environment for all parties involved, and playing our part in reducing waste and respecting our planet.
